Abstract
With the shifting of demographics in population and social norms, the individual’s needs have evolved into a diverse range of demands and requirements in terms of architectural spaces in their homes. This means that the regular and standardised housing units designed for the masses no longer work for them, requiring hacking of newly built structures and finishes in a new built to order housing units during the renovation phase of the construction cycle. This addition wastage due to the lack of planning can be addressed with a way of taking the individual requirements of each user and incorporating them into the building and construction process using BIM. This study investigates the processes as well as the relations between the different stakeholders involved in the design to construction of a housing development by breaking down the workflow and understanding how and what was the cause of the waste generation. This is followed by an analysis into the current and existing technologies, workflows, and frameworks to come up with a solution. This paper proposes a general workflow for the integration and implementation of a mass customised workflow. The framework is based on the existing construction workflow and infrastructure to pre-emptively reduce the construction waste generation during the consumers’ renovation phase of the development. A deeper level of customisation is offered to the users at strategic points along the workflow, customisation data is collected from the users and integrated into the existing BIM process to inform the fabrication and construction processes. The prefab strategies used by HDB in their construction greatly enables in streamlining the customisation process. Overall, the introduction of this customisation process will result in the reduction in abortive renovation works after the users have taken over their units.
